JOB SUMMARY

This field position is primarily responsible for the oversight of Apria’s real estatefunctional responsibilitiesfacilities for the assigned territory. This includes working with the field personnel, Landlords, Property Managers, internal departments, and vendorsto meet their needs to ensure facilities are properly functioning from a real estate perspective.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Responsible for proactively, as well as reactively, addressing the real estate needs of Apria.

  • Work with assigned location/branch, market, and division management to deliver economical real estate solutions that assist them in achieving their business goals.

  • Oversee and coordinate leasing activity and all related relocations, construction, renewals, closures, and reconfigurations from conception to completion.

  • Create and implement space saving initiatives on a project-by-project basis to lower the company’s overall real estate requirement.

  • Oversee and control all aspects of real estate and construction projects from concept to move in including creating the budget, requisitions, conducting projects calls, determining FF&E needs, and miscellaneous tasks.

  • Through efficient planning and value engineering, deliver effective solutions for the lowest possible cost.

  • Assist in the continuous improvement of national buying agreements and ensure that the best value is achieved on all projects including HVAC, janitorial, waste management, and security.

  • Ability to work with real estate brokers in identifying locations that meet Apria guidelines.

  • Conduct or participate in calls relating to projects as well as weekly IT calls and monthly Licensing calls.

  • Provide guidance on day-to-day questions/concerns with facility needs and tenant responsibilities with local management.

  • Performs other duties as required.

Minimum Required Qualifications

MINIMUM REQUIRED QUALIFICATIONS

Education and/or Experience

  • Four-year college degree or equivalent experience is required.

  • Six years of related experience is required.

Certificates, Licenses, Registrations or Professional Designations

  • N/A

SKILLS, KNOWLEDGE AND ABILITIES

  • Familiar with building ordinances and codes.

  • Ability to work with local jurisdictions regarding real estate facility needs for construction and repairs.

  • Good Communication skills.

  • Intermediate skills in mathematical proficiency, with a good understanding to interpret spreadsheet data.

PHYSICAL DEMANDS

This is a stationary position that requires frequent sitting or standing, repetitive wrist motions, grasping, speaking, listening, close vision, color vision, and the ability to adjust focus. It also may require occasional lifting, carrying, walking, climbing, kneeling, bending/stooping, twisting, pulling/pushing, walking, bending, stooping, and reaching above the shoulder. Employees in this position must be physically able to efficiently perform the essential functions of the position. WORK ENVIRONMENT

Work is performed ina Work from Home and/oroffice setting with exposure to moderate noise.

TRAVEL

Occasional travel as required.

PREFERRED QUALIFICATIONS

  • Territory is primarily in the central time zone, the Area Real Estate Manager should be able to accomodate CST hours.

Compensation

  • Compensation is commensurate with experience.

  • Annual compensation is based on a 40 hour week.
