The Construction Project Manager is responsible for the overall planning, management and execution of work for assigned design and construction projects and launch of new sites with emphasis on Healthcare OSHPD experience. May be assigned responsibility for one or more project at a time. This individual will be ultimately responsible for day-to-day execution, project controls, cost, schedule, monitor/tracking either vendor or consultant change order and risk management of the project. He/she will work closely with all members of the senior leadership, project team, architect, municipality, landlord, vendor and various departmental stakeholder.
In addition, providing support to the Launch and Operations Teams with operational activities in coordination, monitoring critical milestones, operations, finance tracking, vendor oversight, equipment and supplies procurement, occupancy services and proactively developing and maintaining relationship with stakeholders. The role will collaborate effectively with colleagues throughout different organizational departments and stakeholders to promote the WelbeHealth values, team culture and our mission to bring PACE to seniors in need throughout the country.
You’ll be responsible for:
Play a key role in and actively participate in all phases of the project from the lease negotiation, design through construction and supporting the launch of the new site
Manage a single dedicated complex project or multiple smaller projects
Knowledgeable with estimation, establish budgets and contract price (GMP/Lump Sum)
Provide support for management schedule and budget trackers (Excel spreadsheet, Smartsheet, Procore, MS Project or scheduling meeting
Develop and maintain good relationships with Landlord, Architect and General Contractor
Organize regular meetings for management with senior leadership, landlord, different department head or key stakeholder
Manages project materials, equipment procurement and vendor within the project's budget constraints and consistent with the project delivery schedule
Review, monitor and management varies consultant, vendor and GC change order requests, RFIs and specification cutsheets for accuracy or supporting documentation
Direct preconstruction services and activities
Obtains and maintain drawing and plans on SharePoint, specifications cutsheet, determines their completeness and consistency with architect team
Review contract conditions; ensure compliance with all contract terms
Maintain quality control (integrity& excellence of completed project), require 100% hand-on approach
3+ years’ experience of project management in a rapid design/construction environment
Preferred 2+ years’ experience working on OSHPD project at minimum OSHPD3 level
Bachelor’s Degree or higher in Construction, Business or Healthcare related field
PMP Certification preferred, but not required
Have high level skillset in reading and interpret Architectural/MEP drawing
Knowledgeable of Building/ADA code compliance, OSHPD requirement, design standards/constraints, permit process and experience working with architect team
Experience in a new healthcare program and project management in a fast-paced high growth setting
Ability to multitask, work without direct supervision, manage work under time constraints
Capable of managing work scope per design drawing, collaboration with different project team member, developing consistent communication with key stakeholder and leadership with minimal supervision
Diligent in engaging and managing vendor procurement and services required
Previous experience in a regulated environment (healthcare preferred)
Formal project management training, construction knowledge and certification is a plus
Ability to travel to jobsite, perform due diligent of potential new site opportunity or within current markets and proposed markets
