We are hiring for Maintenance Technicians for Conlin Properties.i Our main focus is on Apartment Complex's in the Des Moines metro area.i This person will performihighly skilled apartment repairs/make readies at various communities. Timely work order service, quality make-ready program, and cost-effective inventory control of the property. Reports directly to the property manager (iPMi) at their community.PM has the primary authority to determine the exact day to day duties of thetechnician. Maintenance Technician works with other maintenance staff, property managers, construction division, etc., from other properties as needed.2. Diagnoses and performs major, minor and routine maintenance/repair in a timelyand professional manner. Assures all service requests are completed on a dailybasis. Accurately documents work performed on service requests, including partsand return to property manager by end of day. Follows up on completed and incomplete service requests to ensure satisfaction.3.i Inspects vacated apartments and completes make-ready checklist. Informsresidential property manager of needed services and repairs. Routinely performsduties to restore apartments to make-ready status. Re-inspects vacant apartmentsafter make-ready checklist has been completed to determine quality of workperformed. Ensures adequate number of make-ready units are available and thatthe products are up to company standards. Coordinates status of make-ready unitswith leasing staff and residential property manager.4. Completes special projects as may be assigned and prioritized by the residentialproperty manager.5. Inspects exterior of the property daily. Performs building and common areaupkeep on a daily basis in accordance with company standards. Assists inkeeping grounds neat and free of litter, pulling and spraying weeds, andmaintaining neat and orderly curb appeal.6. Maintains an average of 100% of make-ready units are market-ready units on amonthly basis. Ensures vacant units are trashed out within 24 hours of moveout, and all make readies are completed as quickly as possible based on the businessineeds and manager's discretion.7. Completes all preventative maintenance for community. Maintains accurate records and provides resident training as required.8. Orders parts and supplies and maintains inventory, utilizing inventory system.Maintains shop appearance to standards to facilitate quick assessment of supplyinventory. Maintains proper equipment and equipment inventory to ensurewarranty compliance. Ensures best pricing and value on all supplies purchased.9. Performs effective emergency maintenance (after hours) as required when on the on-call rotation.Additional Requirements - High school diploma or trade school diploma required.i General apartment maintenance experience including knowledge of appliancerepair, light carpentry, plumbing and electrical.i Knowledge of safety procedures; must be safety conscious, steady and dependable.i Ability to work under pressure and meet deadlines.i Ability to work flex schedule to accommodate after hour and weekend emergencies.i Experience with heating and air conditioning, plus experience in plumbing, appliance repair, carpentry and general maintenance repairs.
