Aston Carter Senior Investment Manager in Des Moines, Iowa

Aston Carter is seeking a Senior Investment Manager for a client based in Des Moines, IA.

Description:

Sourcing of Acquisitions:

  • Actively involved in sourcing and expanding access to investment opportunity flow, by leveraging existing contacts and selectively building new networks and referral sources.

  • Cultivates and manages relationships with current and prospective partners, brokers, attorneys, consultants, and other industry contacts.

  • Manages resource of supporting internal teams in prioritizing and managing investment opportunity flow given Real Estate investment strategy and external market factors.

Underwriting of Acquisitions & New Development:

  • Models and evaluates risks and returns for investment opportunities.

  • Leads financial analysis of potential new investments and participates in upfront structuring discussions and transaction strategic rationale.

  • Works closely with senior members of Investments Team and other internal and external parties to support a fast-paced, deadline-driven pipeline of acquisition opportunities.

  • Performs financial modeling and valuation analysis. Prepares models and analyses for various structures, including joint ventures/partnership structures.

  • Reviews and assesses investment risks.

  • Interacts with brokers, sellers, and investment bankers to accurately understand and determine transaction assumptions, facts, and risks necessary to properly evaluate an opportunity.

  • Prepares Investment Memorandums and Investment Committee presentations.

Due Diligence, Closing & On-Boarding:

  • Leads the due diligence effort for new acquisitions including working closely with attorneys, internal operations leadership, community level staff, and capital partners.

  • Interacts with in-house and outside legal counsel, internal subject matter experts, tax experts, brokers and investment bankers.

  • Consults and troubleshoots in the on-boarding of new communities.

  • Presents investments for approval to Investment Committee.

  • Ensures investment opportunities meet standards established by the Investment Committee and Board of Managers and that investment processes and requisite approvals are obtained.

Investment Negotiation/Closing/Handoff:

  • Leads the capitalization process including negotiating terms of joint venture agreements, management agreements, and development agreements as applicable.

  • Possesses a firm understanding of organizational structures employed in health care transactions and unique risks to health care transactions.

  • Collaborates with the Asset and Performance Management team to successfully transition investments after acquisition.

Investment Reporting:

  • Provides periodic reporting on the status of the investment pipeline (Investment Tracker, Pipeline Report, Investment Database, and Radar Report).

  • Benchmarks transactions and their ultimate performance against other transactions in the industry.

  • Monitors industry news and transactions to understand market trends and strategies of competitors.

Investment Strategy:

  • Works closely with senior members of Real Estate team in crafting investment strategy that aligns with market conditions and corporate initiatives.

  • Leads special projects and strategic initiatives that align with Real Estate strategy.

Additional Skills & Qualifications:

  • A 4-year degree in finance, accounting, economics, real estate, or a related field is required. Graduate degree (MBA; Masters of Real Estate) or further professional designations are a plus.

  • Previous commercial real estate experience preferred.

  • A minimum of 7 years of experience in financial analysis, asset management, investments, development, or acquisitions required. Experience in senior housing industry is a plus.
