As a Senior Portfolio Analyst in our Private Equity Portfolio Management group, you’ll be working with a dedicated smaller dynamic team that is focused on the acquisition, asset management, portfolio management, and disposition of retail and mixed-use properties across the country. The position will allow the candidate to participate in all facets of private equity real estate on high level projects. Specifically, the candidate will be involved in the following:
Investment Strategies: Within a real estate investment team, independently conduct research, monitor investment portfolios, conduct sensitivity analysis, identify portfolio risks, make recommendations regarding active portfolio management strategies, assist in the review, approval and processing of transactions, generate white papers, reports, and other communications for client programs and assist in new marketing efforts. Assist with development and implementation of new technologies to monitor investment activities. Act as a mentor to less experienced analysts. Real Estate Research, Analysis and Investment Processing: Conduct market, property-type and economic research and apply knowledge to assigned portfolios. Responsibilities may include completion of financial analysis, projections of returns, sensitivity analysis, variance analysis and recommendations for portfolio actions. Search electronic and printed sources to compile and analyze qualitative and quantitative data. Research includes, but is not limited to, a review of national economic and real estate investment environment, emerging macro trends in real estate supply and demand, competitors and the fee advisory business, including pricing and service trends. Assist portfolio managers in the review, approval and processing of investment acquisitions and dispositions, including independent preparation of materials for committees and client review as applicable.
Portfolio Monitoring and Reporting: Maintain extensive knowledge of the assets within assigned portfolios and the impact that new acquisitions/developments and trends may have on returns or performance. Review assigned ratings and strategies for assets and make recommendations for portfolio actions. Generate portfolio reports and recommendations for all applicable committees (investment, management, and advisory committees) and clients. Keep portfolio managers apprised of significant and relevant developments within assigned portfolios and programs.
Client and Stakeholder Interactions: Act as a liaison with internal and external service providers for the portfolio. Ensure a coordinated flow of quality information reaches portfolio managers. Assist in the design, preparation and flow of economic and statistical portfolio reports as required by capital customers, regulatory agencies and others. Actively participate in the design and implementation of new technologies to improve investment and portfolio monitoring activities. Provide quality control of portfolio management information.
Industry knowledge and contacts: Keep abreast of economic and financial market trends. Identify ways to better track and use relevant data. Proactively develop and foster positive relationships and industry contacts to ensure constant real-time information flow within the team and ultimately to our client.

We’re looking for someone with:
Requirements: Bachelor's degree or equivalent required with emphasis in finance, economics, real estate or accounting required
Six or more years of relevant experience, including high-level commercial real estate analysis
Excellent computer modeling techniques required, including financial, pro forma, DCF and valuation analyses within Excel and Argus (preferred).
Proven abilities in the areas of analysis, security/property selection/ recommendation
Must be a self-starter and demonstrate a strong understanding of economics, investment theories and investment vehicles
Strong written and verbal communication, decision making, and persuasion
Excellent time management
Ability to operate effectively with a very high level of autonomy and self-direction is essential
Some overnight travel required.

Salary ranges below reflect targeted base salaries. Non-sales positions have the opportunity to participate in a bonus program. Sales positions are eligible for sales incentives, and in some instances a bonus plan, whereby total compensation may far exceed base salary depending on individual performance. Actual compensation for all roles will be based upon geographic location, work experience, education, licensure requirements and/or skill level and will be finalized at the time of offer.
$116000 - $179000 / year
This role offers the ability for in-office, hybrid (blending both office and remote work in a typical workweek), and remote work arrangements. Candidate will work with your leader to determine which option may align best based on several factors. The preferred locations include Des Moines, Chicago or Nashville.
